What Happens After You List Your Home? Inside My Weekly Seller Report

By Jon Alonzo | Sales Representative, Royal LePage Brant Realty

Putting your home on the market is a big decision. You've prepared the property, reviewed the pricing strategy, arranged photography, and officially launched the listing.

Now what?

For many homeowners, this is where the uncertainty begins.

Is anyone looking at the listing? Are buyers interested? How does the asking price compare to other homes? Is the marketing actually working?

When you list your home with me, you shouldn't have to ask those questions.

Every week, my sellers receive a detailed Weekly Seller Report showing how their property is performing, what's happening in the market, and what I recommend we do next.

Here's what goes into that report and why it matters.

1. REALTOR.ca Listing Performance

Getting your home in front of buyers is the first step. Understanding how those buyers respond is just as important.

I monitor available REALTOR.ca activity, including:

  • Property photo views
  • Listing favourites
  • Virtual property tours
  • Changes in engagement from week to week

These numbers help us understand whether buyers are discovering your property and showing interest.

A home receiving significant online attention but very few showings may need a different response than one receiving little exposure in the first place.

The numbers don't tell the entire story, but they give us a starting point.

2. Showing Activity and Buyer Interest

Every showing represents a potential buyer taking the time to visit your property.

Your weekly report summarizes the showing activity, including new appointments, completed showings and relevant changes in buyer interest.

We look beyond the number of showings.

Are appointments increasing or slowing down? Are buyers returning for second visits? Are we seeing interest from buyers already working with Realtors?

Understanding these patterns helps us assess how the property is performing beyond its online listing.

3. Feedback From Buyers and Realtors

One of the most valuable parts of selling a home is understanding what buyers think after walking through it.

I follow up for feedback and share the information that's available.

That may include comments about:

  • Layout and functionality
  • Property condition and presentation
  • Location and neighbourhood
  • Price compared to other properties
  • Features buyers liked or concerns they raised

Not every buyer provides feedback, and one opinion shouldn't dictate our strategy.

But when several buyers identify the same concern, it's worth paying attention.

Buyer feedback helps us separate isolated opinions from meaningful market signals.

4. Competing Listings and Recent Sales

Your home doesn't compete against every property in Ontario. It competes against the homes buyers are considering alongside yours.

That's why I monitor relevant activity in Burford, Brantford, Brant County and the surrounding market.

Your report considers:

  • New competing listings
  • Price reductions
  • Properties that have sold
  • Comparable active listings
  • Changes in available inventory

Suppose a similar property enters the market at a lower asking price. That could change how buyers compare the available options.

Or perhaps a comparable home sells at a strong price. That provides useful evidence about what buyers have recently been willing to pay.

The market doesn't stand still once your listing goes live, and neither should our strategy.

5. Pricing and Market Position

Setting an asking price is an important decision, but pricing isn't something we should stop evaluating after the listing launches.

Each week, I consider how your property is positioned against current competition, recent sales, buyer activity and feedback.

If the market supports our position, I'll tell you.

If the information suggests we should consider an adjustment, I'll explain why.

That doesn't mean recommending a price reduction every time activity slows. It means evaluating the evidence before making a decision.

The objective is to keep your home competitive while protecting your interests.

6. Marketing Performance

Marketing a property involves more than uploading photos to MLS.

Depending on the property and marketing strategy, I track activity across channels such as REALTOR.ca, Facebook, Instagram, Facebook Marketplace and property video promotions.

Your report may include:

  • Online views and engagement
  • Video plays
  • Saves and shares
  • Buyer inquiries
  • Advertising activity and results

This helps us understand which marketing efforts are generating attention and whether that attention is translating into meaningful interest.

A video receiving thousands of views is encouraging, but views alone don't sell a house.

What matters is whether we're reaching potential buyers and moving them closer to taking action.

7. Local Market Conditions

Real estate conditions can vary significantly between communities and property types.

The market for a rural home with acreage outside Burford may look very different from the market for a subdivision home in Brantford.

That's why I pay attention to relevant local statistics, including sales activity, new listings, inventory, days on market and pricing trends.

These figures help us understand the level of competition and how quickly buyers are making decisions.

Local data is particularly important when determining whether a change in showing activity is specific to your property or part of a broader market trend.

8. CREA National Housing Statistics and Forecasts

I also include broader Canadian housing information from the Canadian Real Estate Association (CREA).

This can include national home sales, average price trends, inventory conditions and housing market forecasts.

Why include national information when you're selling a home in Burford or Brantford?

Because broader trends can influence buyer confidence, financing expectations and the overall direction of the housing market.

However, a national forecast doesn't determine what your individual property is worth.

I use CREA's national information for context and local comparable sales and buyer activity for property-specific decisions.

It's important to understand both without confusing the two.

9. My Recommendations and Next Steps

This is where the information becomes a strategy.

At the end of each reporting period, I look at what the numbers and feedback are telling us and identify what should happen next.

That could mean:

  • Continuing our current pricing and marketing strategy
  • Refreshing promotional content
  • Highlighting a feature buyers are responding to
  • Addressing a recurring concern
  • Reviewing our competitive position
  • Discussing a possible pricing adjustment

Sometimes the right decision is to make a change.

Other times, the right decision is to stay the course.

Either way, you should understand the reasoning.

Why This Gives Sellers an Advantage

A weekly report doesn't guarantee a sale, and no Realtor can control market conditions.

What it does provide is something every seller deserves: clear information and a consistent process for making decisions.

Instead of wondering whether your home is getting attention, you'll know what activity we're seeing.

Instead of relying on assumptions about the market, we'll review relevant evidence.

And instead of waiting until something becomes a problem, we'll regularly assess our strategy.

For me, communication isn't simply checking in to say hello. It's providing information you can actually use.

Selling a Home in Burford, Brantford or Brant County?

Every property is different, and every seller has different priorities.

Whether you're preparing to sell a home in Burford, a property in Brantford, or a rural property elsewhere in Brant County, my approach is built around clear communication, local market knowledge and a strategy that responds to real information.

You'll know what's happening, what the market is telling us, and what we're doing next.

If you're considering selling, let's start with a conversation about your property, your timeline and what a realistic selling strategy could look like.
