Questions
Seller FAQs
How do you decide on a list price?
From recent sales of comparable homes nearby, adjusted for size, condition, lot and location, and checked against what's competing with you right now. You'll see the numbers behind the recommendation.
Should I renovate before selling?
Usually not in a big way. Fresh paint, small repairs and a deep clean almost always pay off. Large renovations rarely do. We'll go through it room by room.
What does it cost to sell?
Commission is agreed in writing before we start, and I'll walk you through every other closing cost, like legal fees and mortgage discharge, so there are no surprises.
Is selling a rural or acreage property different?
Yes. Buyers and lenders will ask about the well, septic, zoning, outbuildings and heating. Having those answers and records ready before you list avoids surprises and delays.
Do I need to buy before I sell?
It depends on your finances and the market. We'll look at both options, and at bridge financing, before you commit to anything.
