The Canadian Real Estate Association (CREA) recently released its September 2026 housing market report, and there are a few interesting numbers worth looking at. While the report covers the national market, it also gives us some insight into the conditions influencing buyers and sellers here in Burford, Brantford and throughout Brant County.
What Are the September 2026 Housing Market Numbers?
According to CREA, national home sales declined 2.3% compared to August and were down 7.7% from September 2025. The MLS® Home Price Index was also down 3.4% year over year.
Canada had approximately 4.9 months of housing inventory, which suggests the national market remains relatively balanced.
These figures are national averages, not specific results for Burford or Brantford. However, they help explain the broader environment we're operating in.
Why Are Buyers Being More Cautious?
Affordability continues to play a major role in the housing market. Mortgage payments, household expenses and uncertainty about the economy are influencing how buyers make decisions.
Buyers are also paying closer attention to property condition, recent comparable sales and how much additional money a home may require after closing.
We're seeing a different approach than during the highly competitive pandemic years, when buyers often had very little time to evaluate their options.
Today, many buyers have more time to compare properties, review financing and make decisions without feeling the same pressure.
What Does This Mean for Burford Real Estate?
One thing I think is particularly important is understanding that Burford doesn't necessarily follow the same trends as larger cities.
Burford has a relatively small housing market, which means even a handful of sales or new listings can make a noticeable difference in monthly statistics.
The types of properties available also vary considerably. A detached home in the village of Burford can attract a different group of buyers than a rural property with acreage, a workshop or multiple buildings.
Because of this, looking at national or even Brantford-wide averages doesn't always tell us what's happening with a particular property in Burford.
Recent comparable sales, active competition and the number of buyers searching within a specific price range provide a much clearer picture.
How Does Brantford Compare?
Brantford has a larger and more diverse housing market than Burford, with a wider range of property types and price points.
An entry-level home in Brantford may experience very different market conditions than a higher-priced detached property or a rural home outside the city.
Even within Brantford, different neighbourhoods can behave differently depending on available inventory, affordability and buyer demand.
This is why I think it's important to evaluate the market at a neighbourhood and property-type level rather than relying entirely on citywide averages.
Understanding a Balanced Market
A balanced housing market generally means neither buyers nor sellers have a significant overall advantage.
One of the measurements used to assess this is months of inventory. This estimates how long it would take to sell the available homes at the current pace of sales if no additional properties were listed.
CREA reported approximately 4.9 months of inventory nationally in September.
However, that doesn't mean every community or price range is balanced.
Some properties may attract significant interest, while others take considerably longer to sell.
What Should Homeowners Be Watching?
Whether you own a home in Burford, Brantford or elsewhere in Brant County, I think there are a few things worth paying attention to.
Recent sales: What have comparable properties actually sold for over the past 30 to 90 days?
Active listings: What other homes are currently competing for the same buyers?
Days on market: How long are similar properties taking to sell?
Price adjustments: Are sellers reducing their asking prices, and are those adjustments resulting in sales?
These indicators help explain what's happening locally and are often more useful than national headlines when evaluating a specific property.
What Should Buyers Be Watching?
For buyers, a more measured market can create opportunities to take time with important decisions.
That includes understanding mortgage affordability, comparing properties and completing appropriate due diligence.
It's also important to consider the full cost of ownership, including property taxes, insurance, utilities and maintenance.
A lower purchase price doesn't necessarily mean a property is more affordable if significant repairs or ongoing expenses are involved.
My Take on the September Market
I think the biggest takeaway from CREA's September report is that buyers and sellers are continuing to adjust to a different real estate market.
Buyers are being more selective, affordability remains a concern, and pricing expectations are still adjusting.
But it's important not to assume the national numbers apply equally to every community.
What's happening in Burford can be quite different from Brantford, Paris or the surrounding rural areas.
I'll continue following both the national housing reports and our local MLS® activity to provide a clearer picture of what's happening throughout Brant County.
The national numbers help us understand the direction of the market. The local numbers tell us what's actually happening in our communities.
