Acreage properties
Acreage around Burford
Room to breathe, with the homework done first. A guide to buying acreage in Burford and the County of Brant.
Acreage properties
More land, more to check
Acreage is a big draw around Burford. Larger lots mean privacy, space and options, but they also come with more to verify before you buy.
Jon helps you check the things that matter before you make an offer, so you're buying with open eyes.
Start with zoning. Much of the land around Burford is designated agricultural, which protects farming but limits what you can add. Creating a new lot (a severance) on farmland is tightly restricted under provincial policy, so don't buy expecting to split the property later unless the County has confirmed it's possible.
Water and wastewater come next. Most acreage has a private well and septic system. In Ontario, private well owners can have their water tested for bacteria free of charge through Public Health Ontario, and a septic inspection should be part of your conditions. Ask for the well record, the age of the septic system and when it was last pumped.
Finally, think about taxes and neighbours. Land that's actively farmed can qualify for Ontario's lower farm property tax rate, but only with a registered farm business, so confirm how the property is taxed now and whether that will change when you buy. If there are livestock barns nearby, provincial Minimum Distance Separation rules can affect where you're allowed to build.
- Lot size and boundaries confirmed with a survey
- Zoning and permitted uses, including severance limits
- Well water flow and quality, and septic condition
- Conservation authority rules, which may affect parts of some lots
- Access, road maintenance and driveway condition
- Outbuildings: condition, permits and insurance

Questions
Common questions
How much land do I need?
It depends on what you want to do with it. Gardens, animals, privacy and a workshop all need different amounts. Jon helps you match the land to your plans.
Can I build another structure?
That depends on zoning, setbacks and permits. Check with the municipality before you buy.
Does acreage cost more to insure?
Outbuildings, animals and fuel storage can affect insurance. Get a quote before firming up your offer.
Can I sever part of my acreage later?
Often not. Severances on agricultural land are tightly limited by provincial and County policy. If splitting the land matters to you, ask the County of Brant's planning staff before you buy.
Will my property taxes go up if the land isn't farmed?
They can. The lower farm tax rate requires a registered farm business, either yours or a tenant farmer's. Check the current tax class and ask how it will be assessed after the sale.
How do I test the well water?
Public Health Ontario tests private well water for bacteria free of charge. Pick up a sample bottle from the local health unit, and test more than once if you can. Jon builds water testing into your offer conditions.
