Questions

Buyer FAQs

Does it cost me anything to work with a buyer's agent?

We'll go over how buyer representation is paid before you sign anything. In many cases the seller's side covers it, and we'll confirm that for each home you're interested in.

What should I check on a country property?

Water quantity and quality from the well, the age and condition of the septic system, zoning and permitted uses, heating fuel, internet options and any outbuildings. Jon builds these into your offer conditions.

How much should I have for a deposit?

In Brant County it's common to give a deposit within 24 hours of acceptance, often a few percent of the price. The right amount depends on the property and competition.

Should I make my offer conditional on inspection?

Usually, yes. When competition is heavy, a pre-offer inspection can keep you competitive without going in blind. We'll decide house by house.

I'm a first-time buyer. Where do I start?

Start with a pre-approval and a short planning call. We'll cover land transfer tax rebates, closing costs, and what your budget buys in each area.
